For the majority of us our homes are our biggest investment and when you are thinking of selling it can be a daunting task. Most people do not understand the process or how involved it truly is. The main thing to remember is that you don’t have to do it alone!

I recommend speaking to a licensed real estate agent before doing anything. In fact, I would interview several agents before making a decision on who I want to list my house. Companies vary in the services that they offer and even within the same company agents work differently. I was explain this as a signature, we can both write the same word with the same pen however it is going to look as different as we do! The main thing is to do your homework before you decide on an agent. Check their online presence, their recent sales activity and what areas they service.

Your agent will go over the process with you and also pull recently closed houses or comparable properties to help you decide on the price. You can also look up recent sales but this is not an exact science and there is some gut instinct that goes into it so having someone that deals with it on a daily basis is going to help you. After all, you wouldn’t pull your own tooth, you’d go to a dentist!  Once you have settled on a price and commission you will sign a listing agreement.  There are different agreements for different areas and the process varies based on location so make sure you go over everything with your agent.

You always want to put your best foot forward and that all starts with pictures.  I always have professional photos done on all my listings and I also offer 3D Virtual tours of my properties.  Some agents will cover this cost but not all so make sure you discuss this with your agent.  Having professional photos done makes your online presence stand out and will attract more prospective buyers.  Make sure you stage your home so that the pictures show your features!
